  3. Is the prospective buyer approved for their loan - with whom, up to what loan amount, and under what conditions?
  4. When is it time for the appraisal, who is the appraiser, what comparable properties is he/she using, what is the determined actual value of your home?
  5. Are you being charged for items on your HUD statement that are not applicable to the sale of your home?

When buying a home you need to consider:

  1. Are you getting the house at a fair value?
  2. Are all of the time sensitive deadlines met according to the contract so that you are not in default?
  3. Have you received the proper disclosures from the seller that are required by law?
  4. Is your mortgage company processing your paperwork in a timely manner so you don't lose your interest rate lock?
  5. What does the appraiser say the official established value of the home really is?
  6. Is your closing company managing your transaction according to the contract (searching the title for any liens, ordering surveys to establish your actual property lines, etc.)
